In spite of the relentless freezing weather and snow, the local real estate market is HOT! All indicators point to another year of significant price appreciation. If you've been thinking about making a move, now is the time to go forward.
The sales activity in the Wenatchee area is quite brisk right now. Accurately priced listings are finding buyers within days of hitting the market. Sellers are literally scrambling to clear the snow from their driveways and walkways for buyers to gain access. And to be honest, it's taken me a bit by surprise. I expected a lagging inventory of homes from the winter season, but instead of more homes sitting on the market, I've watched the inventory dwindle lower and lower. Right now there are 130 active listings and 102 pending sales. A balanced market would have twice the number of listings. As I go about my day-to-day business, I really get a sense of the pent-up demand out there. For example, I recently listed a nice home in the Sunnyslope area. We had a dozen showings in the first 2 days and multiple offers. That really helped me to see how many buyers are out there waiting to make a move on something. It's going to be a busy year.
What does this information mean to you? If you're considering selling, the next 4 months are the time to do it. March and April have always been the best months to sell. Typically our market slows in August due to the smoke and then picks up again in September through November. But spring is the best time. My advice is to make preparations now. Look at your home with a critical eye. Does the interior need paint? Do it now. New floor coverings? Get a quote and see if it fits in your budget. If you're on the buyer's side, my advice is the same - get prepared now. Take the time to get pre-approved with a good local lender. Then get out and see as many homes as possible in your price range. If there aren't many choices, look a bit above your price range, and below, too. Viewing homes helps you gain confidence in the market. It also prompts questions that you may not have thought of otherwise. Watch the market daily.
